Revitalisation de l’ancien site du Motel Raphael

Situé au sud-ouest de l’arrondissement Côte-des-Neiges-Notre-Dame-de-Grâce et à la limite de Montréal-Ouest, le lot à l’étude accueille les vestiges du motel Raphael. Édifiée dans les années 60, sa situation géographique offre de nombreux atouts pour une revitalisation du secteur et du retour souhaité de sa parcelle d'écoterritoire. Le 7555 boulevard Sainte-Anne-de-Bellevue se démarque par sa délimitation entre deux arrondissements.

Pour assurer une intégration harmonieuse ainsi qu’une volumétrie fonctionnelle avec la composition d’ensemble du secteur, l’implantation du projet résidentiel est le fruit d’une étude adéquate du cadre bâti existant ainsi que celui proposé. 

Contrairement à l’implantation du motel en escalier sur la falaise, le projet s’aligne sur l’axe principal du boul. Sainte-Anne-de-Bellevue, privilégiant ainsi ses accès et dégageant l’espace de la Falaise. Les hauteurs de bâtiments respectent celles prévues de 16m à la rue, prises au centre des bâtiments. Ils ne dépasseront ainsi pas le sommet visible de la Falaise.

L’implantation épouse le sens contraire des lignes de niveau de la falaise vers la rue. La forme des bâtiments, un jeu d’imbrication, s’inspire des fameux trains et des voies de chemin de fer qui auront tant marqué l’évolution de la ville de Montréal. Les habitations front ouest se séparent des habitations front est par un corridor traversant de part et d’autre pour apprécier pleinement le site des deux côtés. 

Les trois phases de construction totalisent environ 150 unités résidentielles en copropriété. Ils comptent respectivement 58, 44, et 40 appartements. Leur volumétrie générale serait de 5 niveaux. Ces bâtiments seront subdivisés en logements de 3 ½, 4 ½ et 5 ½, tout en respectant l’intégration de logements pour familles en maximisant les espaces de vie à aire ouverte.
